I hereby agree to give my father and mother fourteen acres of land part of allotment N. 53 B in the Parish of Manurewa as part plan in the margin, from the present date for their use during their natural lives free of all charge, and at their demise the same to be delivered up to me or my executors administrators or assigns.
Should my mother survive my father and that she should not choose to occupy the property herself and go to live with any of her children I will agree to pay her a fair rent for the land during her lifetime, the same to be valued by any two friends appointed mutually-- but she will not be at liberty to sublet the property to anyone.
